Each element of the property is rated 1 to 3:-
1. No repair is presently required. Normal maintenance must be undertaken.
2. Repairs are required but the Home Inspector does not consider these to be either serious or urgent.
3. Defects of a serious nature or defects requiring urgent repair.
Note:
Many properties are bought without any type of survey. An HCR will give a more in depth picture of the property and remove some of the unknown factors that have caused property chains to fail in the past. It highlights area that need attention.
The HCR is supported by the consumer lobby who do not have a vested interest in the property market.
